Esquire’s The Bluebells in Maidstone, demonstrating high-quality design
Families in Maidstone are feeling the squeeze as the borough struggles to build enough homes to keep up with demand.
The area is expected to deliver 1,157 homes a year and needs 19,669 new homes between 2021 and 2038. Delivery, however, is falling short. In 2023/24, just 1,039 homes were completed.
Maidstone currently has no five year land supply.
With supply repeatedly failing to keep pace, pressure is mounting on local people who want to stay close to work, schools and family. The site is allocated in the Maidstone Borough Council Local Plan for approximately 37 dwellings, meaning the principle of residential development is already established. Without new homes in places like Harrietsham, more families will be forced to leave the communities they call home

Our Plans
Esquire Developments is bringing forward proposals for 30 new homes on land at Keilen Manor, Harrietsham. The site sits alongside the existing settlement and represents a natural extension of the village. The land currently includes areas of woodland, scrub and previously developed surfaces, with mature trees and planting helping create a green setting and a softer edge to the village.
The site would be accessed from Ashford Road (A20) and lies within easy walking distance of Harrietsham’s facilities. These include a primary school, nursery, GP practice, local shop, community centre and the railway station, with existing footpath connections linking into the village. New homes here would help support these services and sustain village life.
Local planning policy identifies Harrietsham as a suitable location for new housing, with this site allocated in the adopted Local Plan. National policy also supports new homes in sustainable, well-connected locations where people can access everyday services without relying on the car.
The proposals are at an early stage. Esquire Developments wants to involve residents from the outset, so your feedback is important.
