Families across Solihull are finding it harder to secure a home they can afford. The council’s evidence shows around 866 homes are needed each year, driven in part by rising costs, worsening affordability, and a lack of local housing supply.

Average house prices, at £329,000, is around 21.9% higher than the UK average and roughly one-third higher than the West Midlands regional average. Private rents now exceed £1,200 per month. That gap between incomes and housing costs is stretching first-time buyers, young families and renters to breaking point.

In rural villages such as Hampton in Arden, the pressure is even more acute, with the Local Plan highlighting the need for affordable homes.

Without new homes in places like Hampton in Arden, more families will be forced to leave their community.

Our Plans

David Wilson Homes and Redrow Homes is bringing forward proposals for approximately 300 new homes, including 150 affordable homes, on land at Old Station Road, Hampton in Arden. The 16.27 hectare site adjoins the existing settlement boundary and represents a natural extension to the village. The land is currently agricultural, with established woodland blocks and boundary vegetation that will be retained and strengthened to create a greener setting and a softer edge to the countryside.

Access is proposed from Old Station Road, with the development within easy walking distance of village facilities including the school, local shops, pubs and community buildings. Existing Public Rights of Way along the western boundary will be maintained, alongside new walking and cycling routes through the site. Together, these proposals will help support local services and encourage everyday trips on foot.

Local planning policy identifies Hampton in Arden as a sustainable village where carefully planned growth can take place. National planning policy also supports new homes in well-connected locations like this, particularly where they help meet identified housing needs.

Public Rights of Way run along the western boundary. The proposals retain key landscape features, provide substantial open space and form a logical extension to Hampton in Arden.
