Across Three Rivers, many local people are finding it increasingly difficult to access homes they can afford. House prices have risen significantly faster than incomes over the past decade, pushing home ownership out of reach of many, while the supply of homes for rent remains limited.   

The Council’s own monitoring shows that last year just 261 homes were delivered against a target of 640, with only three affordable homes completed.

In Sarratt, an ageing population and limited housing choice, mean younger people and families are often forced to move away. Carefully planned new homes can help address this imbalance and support a more sustainable village community.

Our Plans

London Land Group is bringing forward outline proposals for up to 54 new homes on land to the rear of Ferndale, Church Lane, Sarratt.

The site extends to approximately 2.27 hectares and sits alongside the existing village edge, allowing the proposals to form a natural and well-contained extension rather than outward sprawl into the wider countryside. The land is currently paddocks and is enclosed by mature trees and hedgerows which creates a strong secluded setting.

The emerging proposals will be submitted in outline, with access considered in detail at this stage and all other matters such as layout, scale and appearance to be developed at a later stage. The scheme is being shaped by a landscape-led approach, with development set back from site boundaries and existing trees and hedgerows retained and reinforced. Homes would be arranged in a way that reflects the character and scale of Sarratt, helping the development sit comfortably within its surroundings.

Vehicular access to the site is proposed from Sarratt Road. The site is within easy walking distance of a range of village facilities including the primary school, shop and post office, several pubs, village hall, sports clubs, playing fields and bus stops helping to support everyday trips without reliance on the car.

The proposals are at an early stage. London Land Group is keen to engage with local  residents and stakeholders, and feedback will help shape the plans as they continue to evolve through the various stages of the planning process.

The site

The site located to the south of Sarratt, to the rear of Ferndale on Church Lane and extends to approximately 2.27 hectares. It is currently paddocks enclosed by mature trees and hedgerows that provide a strong visual containment and limit views from the wider countryside. Existing residential properties lie to the north, with Sarratt Road forming the eastern boundary. The site’s defined edges and relationship with the existing village mean it has the potential to form a sensitive and well contained extension to the village.
